What a Difference a Toilet Seat Makes!

Here's a quck tip for a low-cost bathroom upgrade...

My clients had put a lot of effort into upgrading the property they were selling.  Everything looked great, but the bathrooms were lackluster.  They had oak cabinetry with matching wood-grain toilet seats.  I recommended that they replace the toilet seats in both baths, and voila, a fresh new look.  Below are the before and after photos.

Well, we made some additional improvements to spruce things up, and the property was under contract within a couple of months!

Do you have any simiilar success stories?  I'd love to hear them.   - Kathryn

Kathryn:  There's nothing quite like a new poddy seat to freshen up a bathroom.  Interesting idea, Kathryn... thanks for sharing.

My pleasure. The sellers also took a lot of pride in teaching themselves how to make the switch.

I had a listing which had a poor job of caulking in the master bath. I told the owners a little thing like that which really stood out would make people wonder what else had been done badly. Easy cheap fix.

I really like doing pre-listing inspections so I can help the seller with things that I know are going to show up in the home inspection.  In the pre-listing I can share costs and comparisons.

Dear Kathryn,

Amazing what little changes can do.

You have a good eye!

This simple change made a big difference in the image.  Truly amazing that sellers don't see the need to do this on their own.

It made such a difference visually, and knowing the toilet seat is new is good news to buyers!
