Homes Aren't Selling in Sturbridge MA

This home at 32 Tannery Road in Sturbridge went under contract in less than one week

 

 

"I hear homes aren't selling in Sturbridge," said an acquaintance at the gym recently.

 

This comment stopped me in my tracks. I asked where he had heard that homes were not selling in Sturbridge. He replied that a woman at a town meeting had made the comment. 

My acquaintance did not know the woman's source of information, but I can only guess that she had been watching the local sales in the newspaper.  There was a backlog of recordings that had not yet been reported in the paper.

I am happy to report that homes are indeed selling in Sturbridge, MA.  In the past three months, 48 single family homes, 5 condos, 2 mobile homes, and 2 land parcels were sold.  Additionally, 25 single family home sales, 2 condos, and 1 mobile home are pending.  

As of this writing, 38 single family homes are active on the market, representing about only two months' worth of inventory. *

This is very good real estate activity for the sleepy town of Sturbridge, Massachusetts. So, let me change my acquaintance's statement and let it be known that:

"Homes Are Selling in Sturbridge, MA!"

Great blog, Kathryn Acciari . It's probably not selling because of the condition and the price.  It's a hot seller's market in many areas in Dallas but I've heard people said that the home in their neigborhood isn't selling. Well, looking into it deeper one can tell that the home has not been updated and is listed above market.

My guess is that Susie Kay hit the nail on the head. That woman probably has a house or knows about a house that isn't selling - for a good reason.

There are those who think that if the agent says it's a hot market, that means houses will sell for far over market value, or that houses will sell without being cleaned or made ready for market.

So true, Marte. Sellers still must create an appealing product in order to obtain top price.

Susie, as we know, even in a seller's market the buyers are rather particular. Homes that are updated and move-in-ready will always sell faster and for a higher price than those that are not.
