How to Spot a Lazy Listing Agent

 

lazyI am writing this blog post as an entry into the ActiveRain contest hosted by Kathleen Daniels. For this contest, we are to write about one pet peeve that we have in the real estate industry.

It took me several days to ponder this. Sure, there are things that bother me on any given day, but few issues that I would consider to be pet peeves. But it finally came to me: The one thing that truly bothers me in this business is the Lazy Listing Agent.

The Lazy Listing Agent is someone who has become either complacent or unenthused about his or her business.  This person seems to get a lot of listings, and it is often baffling, because s/he seems to put in little effort.

 

 

How can you spot a Lazy Listing Agent?  Some common signs are:

  • Listing photographs are of poor quality.  This person has not taken the time to learn how to photograph real estate. There is no consideration of light or clarity.  Also, the agent does not make an effort to take the exterior photo in optimal conditions. Sometimes only one exterior photo is taken, from the driver's seat of the car.
  • Listing photographs are scant.  Even ugly duckling houses deserve a full series of photographs. The Lazy Listing Agent walks through the house, snaps a few photos, and that's it.
  • Poor maintenance of signs.  The weather can take a toll on real estate signs. The Lazy Listing Agent does not make any effort to check on the signs at his/her listings. A sign may fall over on a windy day and remain on the ground for a week before this agent discovers it.
  • Low marketing of open houses.  The Lazy Listing Agent may hold an open house but puts minimal effort into marketing the open house. Maybe it is noted in the MLS, but it is not promoted on social media or to other agents.  The Lazy Listing Agent puts up one or two Open House signs in a nod toward pulling traffic off the street.

 

Yes, the Lazy Listing Agent is my #1 pet peeve in the real estate industry. While the rest of us put in significant time and effort to produce an attractive listing in order to market and sell a property, this lazy-boned agent provides a disservice to his/her clients and gives the impression that real estate agents in general are slackers.

I take great pride in building the best possible marketing plan for the clients who are counting on me to sell their properties. How a Lazy Listing Agent gets hired is truly baffling to me.
